Heir - The person who, at the death of the owner of land, is entitled to the land if the owner has died without a will. See also devise and intestate.

Hereditaments - Any and all kinds of estates, interest, and rights in real estate that can be inherited.

Hiatus — A gap or space unintentionally left, when attempting to describe adjoining parcels of land.

Home Equity Loan -

Homeowner’s insurance - Real estate insurance protecting against loss caused by fire, some natural causes, vandalism, etc., depending on the terms of the policy. Also includes coverage such as personal liability and theft away from home.

Homestead (exemption) - A person’s dwelling and that part of the land close to the dwelling. Many states by statute give special privileges to such lands, such as exemptions from remedies of creditors.

HUD (Department of Housing and Urban Development) - The federal department responsible for the major housing programs in the United States.

HUD 1 — A form settlement (closing) statement required by the U.S. Department of Housing and Urban Development (HUD) where federally related mortgages are being made on residential properties. It is a balance sheet showing the source of funds and the distribution of funds in connection with the purchase and/or mortgaging of residential property.
