As a Seller there are a few items that you
can provide to us that will expedite the title examination/closing process.
- Full name and marital status of everyone in title. For those that are
married, the full name of the spouse.
- Social Security Number for everyone in title.
- Legal Description of the subject property.
- Survey of the property if you have one. If there have been any changes,
such as additions or easements granted, we will need to know that.
- Name, phone number and loan number for any lienholder on the subject property.
Here are a few tips to aid in an easy
closing.
- Every person in title should plan to attend the closing. If someone
will not be able to attend, please give us as much advance notice as possible.
If documents will need to be sent via mail or courier, we will need the name,
address, phone number and a contact person for a bank or title company that we
can send them to.
- If a "Power of Attorney" is going to be used, please provide
an original or a recorded copy to our
offices prior to closing. It must be approved before closing.
- You will need to bring a photo ID such as a drivers license or state
identification card to closing.
- If there is a person in title that is deceased, please provide a copy of the
will and probate documents at the time the title order is turned in or as soon
thereafter as possible. If there was no will, please let us know.
