After all the time and effort you and/or your Realtor have already expended in locating the perfect home, arranging financing, negotiating the terms of your purchase and tending to the myriad details involved in actually moving into your new home, the last thing you want is a stressful closing, a delayed closing, or worse, no closing at all.

 

Services for Real Estate Buyers

Title Search/Examination/Issue/Title Condition Insurance - Our title examiners search all relevant records to determine the title to the property. We will issue a title commitment which will show record ownership, restrictions, exceptions to title, and requirements necessary to complete the closing.

Preparation and Recordation of the Deed - We will have your deed prepared and recorded in the clerk's office.

Survey of Property - We will order a survey as a convenience if requested by the parties.

Escrow Agent - We will collect, hold and disburse all funds required to complete the transaction.

Prepare Settlement Statement - Our settlement agents will prepare a settlement Statement to show a break down of the expenses and credits for the transaction.  Settlement statements fully comply with the latest Housing and Urban Development Real Estate Settlement Procedures Act (RESPA) regulations, are generated by computer and are presented in a clear format.

 

The "Closing" is one of the final steps in the process of buying/selling or refinancing a home. Parties to the transaction, including the buyer and seller, finalize the transaction and the purchase money and documents are exchanged. The Closing takes place once the conditions of the real estate contract and the lender’s requirements have been met.
